 If the wood is structurally sound no rot, major warping, or excessive thinning from prior sandings refinishing is almost always the better option. A quick way to test: pour a few drops of water on the floor. If it soaks in immediately, the finish is gone and you’re overdue for refinishing. We offer free in-home assessments to give you an honest recommendation.

Solid hardwood floors can typically be sanded 5 to 8 times over their lifetime, depending on
original thickness. Each sanding removes about 1/16 of an inch of wood. Engineered hardwood
can usually be sanded 1 to 3 times depending on the thickness of the wear layer. We measure
your floors before committing to a refinish to ensure there’s adequate material.

Most projects take 3 to 5 days: 1 to 2 days for sanding, and 2 to 3 days for stain drying and finish coat applications with drying time between coats. New Jersey’s coastal humidity can affect drying times we account for local weather conditions in our scheduling.

Light foot traffic (socks only, no shoes) is usually possible 24 hours after the final coat. We recommend keeping pets off for 48 to 72 hours. Furniture can typically be moved back after 3 to 4 days. Full cure — where the floor is completely hardened and ready for rugs and normal use
— takes about 7 days.
